urbanMetrics inc. has been retained by Canada Lands Company (CLC) to serve as the Market, Economic and Affordable Housing Advisor as part of a multi-disciplinary consulting team responsible for advancing and ultimately securing municipal approvals for the future development a new, 62-acre neighbourhood located on the former Downsview airport lands in the City of Toronto.
For this ongoing assignment, urbanMetrics has been primarily responsible for working with other members of the project consulting team to ensure that the realities of the real estate market and the expectations of the development community are appropriately recognized in the ongoing planning and design of this new neighbourhood. In particular, our research has focused on evaluating the local housing market to identify trends in housing type, tenure, pricing, unit size/mix, absorption, development patterns, as well as local demographics. Based on this background research, we have also reviewed preliminary concept plans prepared by the consulting team for William Baker and provided our recommendations with respect to overall market feasibility and acceptance, built form and densities, development phasing, as well as potential options for affordable housing delivery.
