urbanMetrics was by Northwest Value Partners (NW) in 2025 to evaluate the financial impact of a mixed-use project with an institutional podium (a heritage building) and new residential tower (private student housing) on a site in downtown Toronto.
As part of the approval process, NW were required to execute a limiting distance agreement with neighbouring property owners – University of Toronto (west) and the Toronto District School Board (south).
urbanMetrics was engaged to evaluate the potential value of “lost” air rights above the UofT and subsequently the TDSB (Orde Street Public School) by virtue of a site and heritage conditions that required a tower solution to be build near the property line.
