urbanMetrics was retained by First Gulf to undertake a number of impact and commercial studies in support of their proposed major office and retail/service commercial development located near the intersection of the Don Valley Parkway and the Gardiner Expressway/Lake Shore Boulevard East in the City of Toronto. The subject lands would form an integral part of the proposed Downtown Relief Line (subway).
First Gulf is looking to redevelop some 60.0 acres (24.3 hectares) of land just east of the core. Our role was to quantify the market take-up and timing needed to absorb some 12 million square feet (1.1M sm), including up to 10 million square feet (1.1 M sm) of new office space. We were also responsible for establishing the economic and fiscal impacts generated over the build-out period.
