On two separate occasions, urbanMetrics has completed extensive retail market demand and impact studies, as well as presented evidence at the Ontario Municipal Board, in support of a major mixed-use commercial centre located at Major Mackenzie Drive and Highway 404 in Richmond Hill.
These studies formed part of our evidence and included a quantitative analysis as to the demand for the total amount of additional retail/service commercial space that was warranted in future years in the Town of Richmond Hill and the broader Trade Area to be served by the proposed development. Our research also included an assessment as to the appropriate segmentation of the future commercial space demand between the various levels of the retail commercial hierarchy in this area.
