urbanMetrics was retained to undertake an employment district economic impact analysis of two mixed-use developments on Eastern Avenue in the City of Toronto. The subject proposals included the redevelopment of an existing bakery facility and surface parking lot located immediately east of the City’s downtown core to accommodate a variety of new residential uses (i.e., condominium apartments and townhouse units), live‐work units, commercial flex space, street‐oriented retail facilities and offices.
Our study also included an evaluation of the suitability of the two sites in accommodating the subject developments as proposed and an analysis of the potential economic benefits that would be derived from these mixed‐use projects upon their completion.
